Designed for your lot
A prefab shed is a model chosen from a catalog. Ours starts from a footprint and is drawn around your yard — setbacks, grade, sightlines, and how you want to use the room.
Comparing your options
Both put a golf simulator in your backyard. They are priced differently, they arrive differently, and they are worth different things to different people. Here is the honest version, including where a prefab shed is the better buy.
01 — Read the price
Prefab sheds advertise a low starting price, and it is a real price — for the shell. Before comparing it to ours, add up what still has to be bought.
The simulator
Prefab shed
Usually not included. Budget $15,000–$77,000 depending on the system.
Fairway House
Included. A complete Full Swing system, installed and calibrated.
Freight and placement
Prefab shed
Quoted separately. Larger models arrive in sections and are set with a crane.
Fairway House
Nothing to ship. Materials come to your site and the building goes up there.
Foundation and site prep
Prefab shed
Yours to arrange before the building arrives.
Fairway House
Excavation and concrete by our own crew, scoped in your quote.
Electrical and climate
Prefab shed
Usually a local contractor you hire after delivery.
Fairway House
Wired during construction, with mini-split heating and cooling if you want it.
Permits and drawings
Prefab shed
Often described as permit assistance. The paperwork stays yours.
Fairway House
Our architect prepares the drawings and engineering your city asks for.
Our published prices start at $150,000 and cover the building, the simulator, and the install. Foundation and permitting are scoped in your quote because they depend on your property. Either way, the question to ask any builder is the same one: what is not in this number?

02 — What changes
A prefab shed is a model chosen from a catalog. Ours starts from a footprint and is drawn around your yard — setbacks, grade, sightlines, and how you want to use the room.
Ceiling height, bay width, screen distance, and acoustics are settled before framing rather than worked around afterward. That is the difference between a room with a simulator in it and a building designed to play well.
Design, permits, foundation, construction, and the simulator are quoted together and delivered by one crew. No sequence of vendors to coordinate, and no gap where a problem belongs to someone else.
Materials, roofline, and proportions are chosen to sit with your house. A delivered box tends to look delivered.
03 — Being straight about it
If your budget is under six figures, a prefab shed with a launch monitor is the sensible way to get hitting. If you move often and want something that could go with you, or you are happy managing the foundation, the electrician, and the simulator purchase yourself, prefab is cheaper and faster.
We are worth the difference when you want the building to be part of the property — designed for your yard, permitted and built by one licensed crew, finished so the room plays and looks the way you pictured. That is a different purchase, and it should be priced like one.
